This Privacy Policy explains how New England Home Partners ("we," "us," or "our") collects, uses, and protects the information you share with us when you request a cash offer or otherwise use this website. Information we collect
We collect two kinds of information:
Information you give us
When you fill out our offer form, you may provide:
- Your name
- The property address you want to sell
- Your phone number
- Your email address
Information collected automatically
We collect basic analytics data such as the pages you visit, your approximate location, your device and browser type, and how you arrived at the site. This data helps us understand how the site is used and how to improve it.
We count page views using our own first-party system. It sets no cookies and stores nothing on your device. To count visitors without identifying anyone, your internet address and browser type are combined into a one-way code that changes every day and is never stored in its raw form — so we can tell that two visits on the same day came from the same visitor, but we cannot recognize you across days, and neither can anyone else. We record only the page, the referring site, your device type, and your approximate city or region. We do not do this if you decline the cookie banner.
If you tap a phone number on our site to call us, we log that tap — the page you were on, how you arrived (for example, a search or ad campaign), and the time — and may match it to incoming calls on our business line so we can see which pages and ads lead people to call. This is first-party, does not use cookies, does not identify you personally, and we do not do it if you decline cookies. The number you call from is provided to us by our phone service, as it is for any phone call.
How we use your information
We use the information you provide to contact you about a cash offer for your property, to answer your questions, and to follow up about your potential home sale. We use analytics data to maintain and improve the website. We do not use your information for purposes unrelated to buying your home without telling you first.
Marketing, communications, and TCPA consent
When you submit our form and provide consent, you agree that we and our representatives may contact you by phone, text, and email about your property — including, where you have consented, using automated technology. We only contact you in accordance with the consent you give us at the time you submit.
Consent is not a condition of selling your home. You can opt out of calls and texts at any time by replying STOP to a text message, asking us to stop during a call, or emailing us at the address below. Message and data rates may apply.
Cookies and analytics
Our own page-view counting (described above) is cookieless and first-party — it stores nothing on your device and cannot recognize you across days. Separate from that, we may use third-party analytics tools that do use cookies; those are consent-gated, meaning they load only after you accept the cookie banner. The third-party tools we may use include:
- Google Analytics 4 (GA4)
- Microsoft Clarity
You can also control cookies through your browser settings. Disabling cookies may affect how some parts of the site work.
We do not sell your personal information
We do not sell your personal information to third parties. We do not rent or trade your contact details for unrelated marketing.
Third parties
We may share information with service providers who help us operate our business — for example, hosting, form handling, analytics, and communication tools. These providers process information only on our behalf and only as needed to provide their services. We may also disclose information when required by law or to protect our legal rights.
Our internal Project Ledger application uses a separate set of providers — Plaid, Supabase, Vercel, Anthropic, Resend, and Cloudflare. They are listed with what each one does in the Project Ledger section below.
Your choices and rights

- Ask us to correct or delete your information
- Opt out of calls, texts, or emails
- Adjust cookie and analytics preferences

Project Ledger (investor portal, crew app, and admin console)
Separately from this website, we run an internal web application we call the NEHP Project Ledger. It has three parts — an investor portal, a crew app, and an admin console — which live at the portal, crew, and admin addresses on this domain (portal.newenglandhomepartners.com and the like). It is used by our owner and staff, by the crew we contract with, and by capital partners we invite. It is not offered to the general public, and asking us for a cash offer on your house does not put you in it. This section explains how that application handles information.
What we collect there
- Bank and card transaction data for our own business accounts, connected through Plaid Inc. with our consent. We see account names and the last four digits only — never full account numbers.
- Receipts, invoices, and job-site photos uploaded by our crew. Photos are stored privately, and location metadata is removed from any copy shown to capital partners.
- Work hours and pay records for our crew.
- Names, email addresses, and the record of terms acceptance — the date, time, IP address, and browser — for capital partners.
- Sign-in and audit logs.
How we use it
We use this information to keep the books for each project, pay our crew, report to capital partners on the projects they invested in, and prepare our tax and financial records. Sorting transactions into categories and pulling the text out of receipts and invoices is assisted by an AI service (Anthropic). Those suggestions are reviewed by a person, and they are never shown to capital partners as verified facts.
Who processes it
We do not sell this information and we do not trade it for anyone's marketing. It is handled only by service providers working on our behalf, each seeing only what it needs to do its job:
- Plaid — bank connectivity (see Plaid's end user privacy policy)
- Supabase — database and file storage
- Vercel — hosting
- Anthropic — document and transaction text extraction
- Resend — email delivery
- Cloudflare — DNS and network
How we protect it
Information is encrypted while it travels (TLS 1.2 or higher) and while it is stored. Who can see what is enforced in the database itself, by role, not only in the screens. Administrators must sign in with two-factor authentication. Files sit in private storage and are served through links that expire quickly. We do not store full account numbers or tax identification numbers.
How long we keep it
Financial records, statements, documents, photos, and audit history are kept for at least seven years, because tax and financial-recordkeeping rules require it. We can withdraw someone's access at any time without destroying those records. Personal contact details we no longer need are removed on request, subject to those obligations.
Your rights and how to reach us
If you are a capital partner or a member of our crew, you can ask us what we hold about you, ask us to correct it, or ask us to remove personal details we no longer need, by emailing support@newenglandhomepartners.com. You can also ask us to withdraw your access to the Project Ledger at any time.
Data retention
We keep your information only as long as needed to provide our services, follow up on your inquiry, and meet our legal and recordkeeping obligations. When information is no longer needed, we take reasonable steps to delete or de-identify it. Records held in the Project Ledger follow the longer retention described in that section above.
